When we look at the structure, we’re looking at the bones of the house. We check all doors and windows to make sure there is no gaping or leaning. All baseboards aren’t gaping and the flooring and exterior walls are not bowing.

structure

Any cracks, peeling, damage to siding. Proper clearance around the house.

exterior

The foundation of the house is one of the most important and expensive things to fix. We will check for proper drainage, grading, and make sure there is no standing water that will cause cracking or damage to the foundation.

foundation/grounds

The roof and attic quality directly affect each other. We check for what types of materials are used, condition of materials, any defects, water, or any damage to the roof or attic.

roof/attic

Typical wear and tare is normal. We will be looking for any abnormalities meaning any cracks in walls, peeling paint, rooms are properly insulated, doors and windows are working properly, and there are no big issues with the flooring.

interior

Electrical problems can be very dangerous. If we find any electrical issues, we will recommend a licensed electrician to ensure proper remedies. We check all light switches, outlets, make sure all cables are attached to service panel, check any visible wiring, and ensure proper GFCI outlets are installed where  required.

electrical

Ensuring you have heat and air is imperative in the Texas weather. We check the type of system and make sure it’s in working condition. We check accessible ductwork and make sure there are no odors coming from gas.

hvac

We check all visible pipes to make sure they’re free of damage. We check all faucets, drains, toilets, and water heaters to ensure they’re in proper working order.
